Three developers pitched commissioners on plans for Spaeth Ranch

Each developer brought a different plan for the ranch

If you live near , here's what's on the table for the county-owned . Commissioners heard three proposals Wednesday for the more than 5,200-acre property, from CSW Development LLC and JLL, Peabody and Range Sustained Ranch.

Peabody wants to build a power plant and two data centers on the ranch, Cowboy State Daily reports. Kat Halverson, a 48-year Gillette resident who lives close by, went to the meeting expecting to oppose data centers nearby. She left saying, "They are a good company and they have a good plan for that area."

  • Peabody's offer: $13 million for 5,289 acres
  • Peabody's park: more than $2.5 billion in capital investment
  • CSW's estimate: $2.8 billion to $4.5 billion for 300 megawatts
  • CSW's jobs: 800–1,500 in construction, 100–235 permanent

Powder River Energy Corp. told commissioners the proposed 300-megawatt development would double its current delivery load, and it would need several months of engineering studies. Fox Park residents and rural landowners raised concerns about noise and heat. CSW said it would follow a 55-decibel noise limit.

The Wrap

Saturday brings Gillette a high near 59, and by the end of the weekend temperatures climb nearly 20 degrees above normal. A high-pressure ridge across the western United States keeps things dry and calm into next week. Winds pick up Saturday evening, with gusts up to 37 mph. Not bad for November.
